Barcelona Apartments and Flats Reservation Terms

Come and enjoy your holiday flat or apartment in Barcelona by searching for the apartments, checking availability on the calendar and then book online. The minimum stay period is 2 or 3 nights, depending on the apartment you book.

To ensure that people get the best from their holiday or short break the following are our conditions of the rental and stay.

We are sorry but we are not able to offer an apartment or flat in Barcelona to Hen or Stag parties.

Animals are NOT accepted in a Barcelona Flats flat or apartment.


You will receive a confirmation of your booking by email. Please print a copy and bring it with you. It has the details of the person who will meet you and the address of the apartment. You must communicate your arrival time to Barcelona Flats at least 3 days before the arrival by e-mail

Check-in time to your Barcelona Flats is between 14:00 and 20:00

Arrivals after 20:00 will have an extra charge of 25 Euros.

Arrivals after 22:00 will have an extra charge of 40 Euros.

Arrivals on Christmas Eve (24th), Christmas Day (25th) and Boxing Day (26th December) will have an extra charge of 40 Euros.

The keys of your Barcelona flat or apartment are given to you when the total cost, less the reservation deposit, is paid in cash. The balance can only be paid in cash.

Check in time is 14.00 hrs unless a different check in time is previously agreed.

Check out time from your Barcelona Flats apartment is 11:00 hrs unless a different check out time is previously agreed.

The damage deposit will be refunded when we get the keys back and have checked that the apartment and the furniture are in order.

Receiving the keys at the check in means the acceptance of the condition of the Barcelona Flats apartment.


It is forbidden to have more people staying in the apartment. You rent a flat for the number given in your booking.

The peace and quiet of the neighbours must be respected. Consequently, noise is forbidden after 21:30 inside the apartment or when returning to an apartment at night time.

The neighbourhood´s peace and quiet is very important for us and we will not tolerate people who do not respect these norms. They will automatically be asked to leave the apartment without any refund of the amount paid or damage deposit.

Barcelona Flats nor the owner of the apartment  will be liable for any direct or indirect damages including theft of possessions, injury to person or possessions, fire or criminal behaviour.

Barcelona Flats reserves the right to demand a 200€ deposit cash at your Barcelona Flats check-in in order to guarantee the good condition of the apartment and deductions for possible damage in the apartment.

(Not leaving the apartment at the indicated check out time, and not respecting the rest of the neighbours will be reasons for retaining the deposit). Before your depature from the apartment the apartment should be left in a reasonable condition which includes the removal of any rubbish.  Additional charge may be made by the owner or his representative if the apartment is not in an appropriate condition.


The booking fee or reservation deposit will be retained even in the case of Force Majeure. Any other refunds issued by Barcelona Flats will be paid by Paypal.

Should the owner of an apartment be unable to provide you with the booked apartment, we will try to find you a similar apartment subject to availability. If we are unable to find you a similar apartment we will refund the full amount already paid. Barcelona Flats is not liable for any claim by the client.


Barcelona Flats provides a booking service using accommodation owners. In this regard, we are not responsible for potential delays, accidents, losses, change of schedule or rates, damages (neither for persons nor for objects), in its suppliers services. Barcelona Flats and its employees therein are therefore not responsible for: Errors and omissions; Misrepresentation by third parties; Personal damage or injury while staying in an accommodation booked through Barcelona Flats; Disputes between the client and a third party.

The service of Barcelona Flats is limited to displaying accommodations and communication thereof, regarding making a booking, until booking confirmation is sent by email. The responsibility of Barcelona Flats is limited to the amount paid for our service.

Furthermore, Barcelona Flats is not part of the rental agreement. Any complaints must be directed to the owner/contact during the stay.
